At The Lettings Place we are pleased to offer our services for landlords.

We can give you accurate advice about your rental income, finding you the best of tenants, maintaining your property throughout the agreement and promptly handling problems which may arise. We aim to have your property let to suitable tenants in the quickest possible time, at the best possible rental.

When we find a tenant for you we take references and take care to interview the tenant to ensure stability in their lifestyle and job prospects. We make sure that the tenant settles in well and we are always available to deal promptly with their concerns.

Services for Landlords

We offer a full Letting & Management Service plus a Letting Only service. The list below gives details of the services. The Letting & Management Service includes all points, the Lettings Only service includes points 1 to 15.

  1. Surveying and assessing the property to give you a good picture of the likely rental income.
  2. Advising on the Tenancy Agreements and the processes involved with lettings properties.
  3. Advising on repairs or refurbishment necessary prior to letting.
  4. Advertising and marketing the property to attract and introduce tenants.
  5. Displaying a "To Let" board where required.
  6. Arranging and conducting accompanied property viewings by prospective tenants.
  7. Interviewing prospective tenants and taking up full references for individuals from a credit referencing agency, employer and previous landlord or managing agent. Where necessary for additional security, a guarantor will be requested and fully referenced.
  8. Obtaining financial and trade references for companies which are prospective lessees.
  9. Providing a Rent Guarantee for the first six months of the tenancy, subject to satisfactory tenant status.
  10. Preparing the appropriate Lease or Tenancy Agreement to provide the Landlord the protection of the relevant Rent and Housing Acts.
  11. Taking and, if required, holding a deposit until the end of the tenancy when the property and contents have been checked for unfair wear and tear.
  12. Taking meter readings and advising utility companies of change of occupancy.
  13. Advising the Local Authority of change of occupancy.
  14. Collecting the rent monthly in advance and paying to the Landlord after deduction of any fees due or expenses incurred.
  15. Making regular inspections of the property on a quarterly basis. (Management of unoccupied property is not included although inspections will be conducted during accompanied viewings.)
  16. Co-ordinating maintenance or repair works including appointing tradesmen to attend the property to provide estimates, supervising works and settling accounts from rents received.
  17. Making payments from rents received for annual gas and electrical safety checks, etc., on behalf of the Landlord when required.
  18. Arranging a full property inspection and inventory check at the end of the tenancy and dealing with unfair wear and tear before releasing the tenant's deposit.
  19. Where there is a breach of the Tenancy Agreement or Lease by the tenant, taking all necessary steps to resolve the breach including serving of a Notice under Sections 8 or 21 of the Housing Act and reporting to you on the progress being made to resolve the problem.
Additionally (Lettings and Management Service)

We have a wide range of skilled maintenance staff to care for your property. This is particularly important in complying with the gas safety certificate requirements.

We give all tenants our emergency telephone numbers.

Council Tax

Payment of Council Tax will normally be the responsibility of the Tenant but Landlords should be aware that when a property is empty, let as holiday accommodation or let as a house in multiple occupation (HMO) then responsibility for Council Tax payment rests with the owner of the property.
