We have put together details of what we can do for you, as tenants, to help you find the rental property that you want. We will help you every step of the way to make sure that moving into your property is as easy and stress free as it can be.

Referencing and Administration

When you have found the property of your choice, we will then do a full reference check on yourselves. We would then require a deposit on the property of one months rent in advance and also a small administration charge in relation to the referencing undertaken.

Once we have obtained conformation of your references we will then proceed to the next stage.

Your Tenancy Agreement

On the day that you move in to your property you will need to come into our office to look over and sign your tenancy agreement. We will guide you through this process and explain any questions that you may have.

In addition to the deposit of one months rent (mentioned above) you will also need to pay your first months rent in full when you come into the office to sign your tenancy agreement.

When You Move In

When you move in we will make an inventory of the contents included with the property including the following:-

  • Carpets
  • Curtains
  • Furniture
  • White Goods

    This inventory will also detail the condition of the goods and the general state of the property on the day that you move in.

    You will be required to sign this inventory to confirm that you are in agreement with what had been detailed upon it.

    We also make sure that all the utility services (gas, water, electric etc) are informed of your moving into the property and for your piece of mind we will make sure that all previous utility bills will be dealt with so that you only pay for the services that you use from that day.

    Management

    We will undertake regular visits to the property at your convenience. In these visits we will make comments to the landlord and yourselves so that the property can be maintained to a high standard.

    We at the Lettings Place have in place a standard 6 month AST agreement on all the properties that we rent. This means that you will be legally obligated to rent for the property for a minimum period of 6 months. After this 6 month period has passed you have the option to either opt out of the agreement and move out of the property giving one months written notice, or you can continue with the agreement on a month to month basis in which you will be required to give one months written notice at any time to move out. Similarly the landlord has to give you two months written notice to end the tenancy.

    Moving Out of the Property

    When you end the tenancy agreement on your property we will make a detailed inspection using the inventory that was created when you moved in. This is so we can check for any damage that may have occurred since you moved into the property.

    Any damage that has occurred that will require ratifying will be deducted from the one months deposit that was given as a bond when you moved in.

    In most cases this is not required as the majority of tenants take care of their properties and so the full deposit is returned.
